Covering some 1900 sq meters, the property consists of a house, barn and outbuildings with an adjoining paddock and there are opportunities to purchase further adjoining land and property if desired. The paddock could be used to grow vegetables or for animals to graze. This is a traditional house/smallholding surrounded by pleasant walking routes and scenery. The house looks onto hills behind the village. The village is a friendly rural farming community with one shop, but it’s only a half hour by road to the bustling market town of Popovo (the nearest large town). The small local shop is in the centre of the village and there is a daily bus from the village to Popovo, which has good restaurants, shops, supermarkets, a bus station, a train station, etc. The public transport system in Bulgaria is easy to use and serves many locations. The nearest airport is Bucharest and of course the Bulgarian airports of Varna and Sofia are just a train/car/bus drive away. Burgas and Plovdiv airports are a little further to travel. The property does need full renovation if you desire a more modern appearance as it still has a lot of rural character about it. Much work has been started, with a recently re-pointed roof, new electrical supply to a modern fuse box, water supply (mains) and a cesspit, which has the unconnected pipe work in place. It has three good-sized upstairs rooms (2 bedrooms and a lounge) and a part-converted landing space intended to be a toilet/handbasin/shower. Downstairs is a typical storeroom and kitchen with a superb beamed ceiling; the next large room with an old bread oven is partly stripped to enable fittings to be laid for a more modern kitchen. There is also a utility building opposite the kitchen with plumbing to house a sink and a washing machine. Mains electricity and water are supplied to the property. Outside buildings comprise of barns and pens for animals such as goats and pigs. There is also an inner courtyard capped with vines which has a shady seating area (the grapes grow readily and need little tending, they are also easily converted into wine locally). The house stands behind double gates with ample parking for vehicles, passing traffic is rare and often only from the farm at the end of the lane . Outside the gates is a huge pear tree (very nice and sweet) and there are walnut trees too. There is a pear tree out the front, 2 walnut saplings, potatoes and spring onions in the field and grapevines outside the house in the inner garden.
here is water and an electricity supply to the house, though of course they are currently turned off as it hasn't been lived in since summertime. A pit has been dug for the new septic tank and pipework laid ready for connection. No telephone is connected, nor internet, it is usually on a dongle in Bulgaria and mobiles are used
